Commercial hard money and bridge loans
Short-term capital that carries a property from where it is today to the outcome the business plan calls for — a lease-up, a sale, or a conventional refinance.
In short
Commercial bridge financing is short-term capital secured by a commercial property, used while the asset moves from an unstabilized or transitional condition to a stabilized outcome. Stokley Capital evaluates bridge requests directly as a principal, underwriting the property's operations and the credibility of the plan rather than a stabilized pro forma.
Hard money lending guidelines
Asset-based financing. We focus on the property's value and the owner's equity, not a credit score. Low credit does not rule out a request. Every deal is subject to underwriting.

Third party closing costs are separate.
Every term sheet is different. Every deal goes through underwriting and has specific terms. These are guidelines, not a commitment to lend.
When a bridge is the right instrument
A bridge exists to solve a timing problem. The property has a defined path to stabilization or sale, but its current condition — occupancy, income, condition or ownership structure — does not yet support conventional debt.
- A maturing loan with no conventional takeout in place today
- An asset in lease-up that does not yet meet conventional coverage tests
- A property mid-renovation with a defined completion plan
- A partner buyout or recapitalization ahead of a longer-term financing
- A closing timeline a conventional process cannot meet
How we underwrite a bridge request
We begin with how the property actually operates: in-place income, real expenses, condition, tenancy and what has to change. Then we look at the exit — whether the plan ends in a sale, a lease-up or a refinance, and whether the assumptions behind that exit hold up.
Because we own and operate commercial real estate ourselves, we can evaluate an operating turnaround rather than only a credit file.

Questions
Answers before you ask.
- Can a commercial bridge loan fund an acquisition or lease-up?
- Yes, where the collateral, equity and exit support the request. We review commercial and multifamily acquisition, renovation, lease-up and maturing-loan situations. Financing is business-purpose and first lien only, subject to underwriting and state requirements.
- What is a commercial bridge loan?
- A commercial bridge loan is short-term financing secured by a commercial property, used to carry the asset through a transitional period until it is sold, stabilized, or refinanced with longer-term debt.
- When should a sponsor consider bridge financing instead of conventional debt?
- When the property's current condition or the transaction's timeline does not fit a conventional process — for example an asset still in lease-up, a maturing loan without a takeout in place, or a closing that must happen faster than conventional underwriting allows.
- What loan sizes do you make, and how do the published guidelines apply?
- Loans are typically $1M–$5M, first lien only, and larger loans are considered. Published lending guidelines are for general guidance only. Every deal goes through underwriting and has specific terms, and any financing is subject to underwriting, diligence, documentation and approval.
- How do I submit a bridge financing request?
- Use the financing request form on this page. Provide the property and market, the amount sought, the timeline and a description of the situation, and the request goes directly to the team that evaluates it.
Nothing on this website is an offer to lend or a commitment of capital. All loans are subject to underwriting, due diligence, documentation and approval. Published lending guidelines are for general guidance only. Every deal goes through underwriting and has specific terms.
