Acquisition financing for commercial real estate

Capital to close a commercial real estate acquisition — including the transactions where the asset's condition, the seller's timeline or the structure rules out a conventional process.

    In short

Acquisition financing is capital used to purchase a commercial property. Stokley Capital evaluates acquisition financing requests directly, focusing on the asset, the buyer's plan for it and the certainty of closing rather than on a standardized credit box.

    Hard money lending guidelines

Asset-based financing. We focus on the property's value and the owner's equity, not a credit score. Low credit does not rule out a request. Every deal is subject to underwriting.

    Transactions we look at

We are most useful where the acquisition is sound but the path to conventional debt is not — because of the property's condition, the seller's requirements, or the calendar.

    • A property under contract with a firm closing date
    • An asset with deferred maintenance or below-market operations
    • An off-market or distressed purchase
    • A portfolio or single-asset acquisition requiring a structured basis
    • A purchase paired with a defined capital expenditure plan

    What matters in underwriting

Basis, plan and execution. We look at what is being paid relative to the asset's real condition, what the buyer intends to do with it, and whether the operating plan is credible in that market.

Because we acquire commercial real estate ourselves, the conversation is between operators rather than between a borrower and a credit box.

    What to send

Acquisition financing is a loan to buy a property. To offer a property for sale to Stokley instead, use the acquisitions page.

    • Property type, address and market
    • Purchase price and contract status
    • The amount of financing sought
    • The closing date and any contingencies
    • The business plan and intended exit

    Timelines

Certainty is worth more than a headline rate when a closing date is real. Tell us the date and the contingencies up front, and we will tell you promptly whether we can work within them.

    Questions

    Answers before you ask.

What is commercial real estate acquisition financing?
It is capital used to fund the purchase of a commercial property, typically secured by the property being acquired.
Will you look at properties with deferred maintenance or low occupancy?
Yes. Assets with deferred maintenance, below-market operations or low occupancy are a core part of what we evaluate, both as an investor and as a capital provider.
What loan sizes do you make, and how do the published guidelines apply?
Loans are typically $1M–$5M, first lien only, and larger loans are considered. Published lending guidelines are for general guidance only. Every deal goes through underwriting and has specific terms, and any financing is subject to underwriting, diligence, documentation and approval.
How quickly can I get an answer on fit?
Submit the property, the amount sought and the timeline through the request form. We review requests directly and respond on whether it is something we can pursue.

Nothing on this website is an offer to lend or a commitment of capital. All loans are subject to underwriting, due diligence, documentation and approval. Published lending guidelines are for general guidance only. Every deal goes through underwriting and has specific terms.
